We manage residential properties across the Atlanta metro area, including Downtown, Midtown, Buckhead, Mableton, Smyrna, Marietta, Alpharetta, Roswell, Sandy Springs, Decatur, Kennesaw, Duluth, Johns Creek, Lawrenceville, Woodstock, Douglasville, Conyers, and Peachtree City. We are actively expanding throughout the metro and welcome inquiries from property owners in surrounding areas.
Most of our properties are pet-friendly with a refundable pet deposit ($250-$500) and monthly pet rent ($25-$50 per pet). Some breed and weight restrictions may apply at certain locations. Service animals and emotional support animals are always welcome with proper documentation. Contact us for specific property pet policies.
You can apply online through our tenant portal or contact us to schedule a viewing first. Applications require proof of income (3x monthly rent), a credit check, background check, and rental history verification. The application fee is $50 per adult applicant. Most applications are processed within 24-48 business hours.
We offer full-service residential property management including: tenant screening and placement, rent collection and financial reporting, maintenance coordination with our vetted contractor network, lease management and renewals, legal compliance support, 24/7 emergency response, vacancy marketing across 20+ platforms, and regular property inspections. Our management fee is 8-10% of monthly rent collected, with no hidden charges.
Tenants can submit maintenance requests through our online portal 24/7, call our maintenance line at (770) 249-8289. Routine requests are scheduled within 48 hours. Emergency requests (flooding, no heat/AC, security issues) are handled within 2 hours, day or night.
Standard leases are 12 months, with some properties offering 6-month or month-to-month options at adjusted rates. Typical move-in costs include first month's rent, a security deposit equal to one month's rent, and any applicable pet deposits. All lease terms, including renewal options and early termination fees, are clearly outlined before signing.
